...Buddy and Ron's Recent Commercial Activities
497 Buchanan Way, South Daytona, a 3,704 sq ft warehouse recently sold for $280,000. Buddy Budiansky CCIM  and Ron Frederick both of Realty Pros Commercial represented both the seller, Thomas and Heidi Raley, and the buyer, 2400 Ridgewood, LLC.  2400 Ridgewood LLC, also owns Sunshine Mall and plans to use it for both a maintenance office and rental space. There is a vacant lot which also was part of the sale that will be outside RV and boat storage. 

The business and property known as Tire City located at 1178 S Nova Road, Holly Hill recently sold. Buddy and Ron represented the seller, Salh Malkit and H&K of Ormond Beach. The buyer was John Lymn.  The property which is a 7,502 sq ft auto repair building, will be converted into a Meineke Car Care Center, the first on the east side of Volusia. 

3511 S Peninsula Drive, Port Orange a two story beachside office building sold for $215,000. Buddy and Ron represented the sellers, Stanley and Karen Solomon. The buyer was Shores Realty Holdings, LLC. Shores bought it for an investment with a property management company as the tenant. 

Two Units Sold at Progressive Business Park
873 Hull Road, Unit 18, Ormond Beach, a 1,375 sq ft flex warehouse condo recently sold for $116,875. The buyer was John & Vickie Auer.

Also, Unit 9,  a 1,500 sq ft condo  sold for $124,000. Buddy and Ron represented the seller, Hull Road, LLC. The buyer was  Salon One Audio, LLC.

...24,000 SQ FT SOUTH DAYTONA FLEX WAREHOUSE SOLD The Commercial Real Estate team of Ron Frederick and Buddy Budiansky, CCIM with Realty Pros Commercial closed September 6, 2016 on the 24,000 sq ft flex warehouse known as Building N in Stonework Business Park, at 1725 S Nova Rd, South Daytona, just south of Beville Road. The building is home to Trott’s Carpet, Valspar Paint and Drive for Success. Ron and Buddy negotiated the $1,325,000 deal for the Seller, RWF Properties, LLC. The Buyer, Daytona 1725 Nova, LLC, was represented by Mike Sawyer with Southeast Commercial Development, Inc. The Buyer will be opening a new location for their business, Fence Outlet. Fence Outlet is a full service fencing company which also offers Fence in a Box, a do-it-yourself fencing option. The locally owned company has multiple locations in Central Florida. 


...ICONIC DOWNTOWN DAYTONA BUILDING SOLD
 
Commercial Real Estate team of Buddy Budiansky, CCIM and Ron Frederick of Realty Pros Commercial announce the sale of the Princess Building located at 220-226 S Beach Street, Daytona Beach. The two Story 12,500 Sq Ft mixed use building sold for $1,200,000. The building is located in the Riverfront Shops of Daytona Beach, across from Jackie Robinson Stadium. It was built in 1901 and is on the national historical list. In 1986 the building was fully renovated and recently the building received a new colorful façade as part of the Downtown Redevelopment incentive. Some of the tenants are Renew Yoga, Miami Hats, Hard Rock Residences, to name a few. Buddy and Ron represented the Seller in the negotiations.

Former SR Perrott Building Sells Granada Depot LLC., which operates as All Aboard Storage mini warehouses purchased the former SR Perrott buildings at 4 and 70 N Perrott Drive, off of Granada Blvd, Ormond Beach for $2,300,000.00. The buildings consisted of approximately 63,000 sq. ft, and sits on 3.74 acres. Buddy Budiansky CCIM, and Ron Frederick of Realty Pros Commercial facilitated the sale and represented both the Buyer and the Sellers, Michelle and Gary Connors and Wepercon, LTD.  SR Perrott recently built a larger facility on North US 1 and Buddy and Ron were hired to find a purchaser for the former distribution center property. SR Perrott will continue to lease back executive offices until new offices are built at the new facility.

 

Andy Clark of All Aboard Storage will be building approximately 60,000 Sq. Ft. of climate controlled space and have additional outside storage for RV’s and boats. With the purchase of this property All Aboard Storage will then have four locations in Ormond Beach. 


...
Prominent Medical & Chiropractic Center Coming to Daytona Beach The Central Florida Medical & Chiropractic Center recently leased 2,700 Sq Ft at 1620 S Clyde Morris Blvd. The Center has eight other locations throughout central Florida, including Orlando, Sanford, Ocala and Tampa. Local commercial real estate team, Buddy Budiansky, CCIM and Ron Frederick, with Realty Pros Commercial were contracted by The Center to procure a Daytona Beach location. The duo represented the tenant in the multi-year lease negotiations. John Trost, also with Prudential, represented the property owner. The Central Florida Medical & Chiropractic Center expect to be open the first week of September.

 


...Xpress-Pay Moves to New Location 
Xpress-Pay of Cortland, NY is relocating its Daytona Beach satellite office to the Aliki Plaza at 400 S Atlantic Ave., Ormond Beach. The electronic payment company was represented by Buddy Budiansky, CCIM and Ron Frederick with Prudential Commercial Real Estate in their multi-year lease. Buddy and Ron also located Xpress-Pay’s first move into the area last year where they facilitated the lease for both the tenant and property owner. The property owner was represented by John Trost, also with Prudential.


...Area Chiropractic Wellness Center Relocating 
Dr. Jeffry Culler of The Back and Body Chiropractic Wellness Center recently leased an office in the Royal Executive Center at 433 Silver Beach Avenue. Daytona Beach and will be relocating from his current location at 325 Clyde Morris Blvd, Ormond Beach. Representing both the property owner and Dr. Cullers in the multi-year lease negations was commercial real estate professionals Buddy Budiansky, CCIM and Ron Frederick. Dr. Cullers expects to be open by January 1, 2015.

Local Attorney on the Move Long time local attorney Charles Chobee Ebbets recently purchased the property located at 138 Live Oak Avenue, Daytona Beach. Attorney Ebbets will be relocating his office from 210 S Beach St, Daytona Beach. The sale was negotiated by the commercial real estate team of Buddy Budiansky, CCIM and Ron Frederick with Realty Pros Commercial. Buddy and Ron also represented the Seller, Noreen K Kearn/The Kearn Family Revocable Living Trust. The 2,747 Sq Ft, two-story coquina property sold for $200,000.

DOWNTOWN DAYTONA OFFICE BUILDING SOLD The 26,602 sq ft multi-tenant office building located at 115 & 119 S Palmetto Avenue, Daytona Beach, previously known as Daytona Executive Suites, recently sold for $495,000. Buddy Budiansky, CCIM and Ron Frederick of Realty Pros Commercial represented the buyer, 115 South Palmetto, LLC, a group of local investors. The seller was Well Fargo Bank N.A. The building houses a number of tenants including O.V. Williams & Associates, Disability Solutions for Independent Living and Nelson Chiropractic and Wellness Center. The building will continue to operate as executive offices, and multi office suites.

Local Company Moves Up! Magic Overhead Door Company Inc., operated by the Ruck family for over 40 years, recently purchased the building at 700 N. Beach Street, Daytona Beach. The business has been located in 1,700 sq ft at 528 N. Beach Street, Daytona Beach for the past 15 years and will be relocating to the 4,000 sq ft 700 N. Beach Street location. Magic Overhead Door expects to be fully operational in their new location in June.

The sellers, Airgas USA, LLC, were represented by Buddy Budiansky, CCIM and Ron Frederick of Realty Pros Commercial. Airgas purchased the former company at that location, Weld Direct Corp., and retained Ron and Buddy to dispose of the assets. The building sold for $205,000. The Buyer was represented by Harold Briley with Adams Cameron and Company.

...18,000 SQ FT INDUSTRIAL CONDO SOLD - Ron Frederick and Buddy Budiansky, CCIM just sold the former Tredways building which was 18,000 sq ft of industrial warehouse condo located at 1640 Mason Avenue, Units 2 & 3, Daytona Beach.

Ron and Buddy represented the purchasers, Daniel and Michael Panaggio in the negotiations. The property sold for $675,000. Mike Panaggio, who heads DME, on Bellevue Ave, and employs nearly 500 people will be using it for storage at the moment.

The seller was Stor-it of Daytona, LLC 

...TWO STORY ORMOND BEACH OFFICE BUILDING SOLD - Buddy Budiansky, CCIM and Ron Frederick also sold the two story office building which housed the former Supermed, located at 525 Shadow Lakes Blvd, Ormond Beach.

Buddy and Ron represented both the seller, BWG & GHG, L.P., and the buyer, Villages Premier Properties, LLC in the transaction. The 4,185 sq ft building sold for $250,000.


..COMMERCIAL PARCEL SELLS ON GRANADA BLVD -

An approximate 1 acre site sold at 1245 W Granada Blvd. for $282,000.00. The property had a 2275 ft. house on it, which will surely be redeveloped The commercial real estate team of Buddy Budiansky, CCIM and Ron Frederick with Realty Pros Commercial represented the Seller, Lombardo Chiropractic Clinic P.A. An adjacent piece of property was also sold that belonged to the Church of the Holy Child to the east allowing the potential redevelopment of both parcels.
 


...Hendricks Honda buys expansion site - June 12,2014 - Hendricks Honda has purchased the former Cochran’s Automotive property at 1532 Nova Road in Holly Hill, just south of LPGA Boulevard. The property sale price was $520,000, according to the commercial real estate agents who negotiated the transaction on behalf of the sellers. The 3.12-acre property’s sellers — The Gallery LLC and JRLC LLC — were represented by Ron Frederick and Buddy Budiansky, agents with Realty Pros Commercial. Cochran’s Automotive, an automotive repair business for the past 35 years, recently closed when its owner decided to retire. Hendricks Honda, which is at 330 N. Nova Road in Daytona Beach — roughly 2 miles south of the former Cochran’s Automotive, purchased the property for the storage of additional cars and to operate an auto detail shop, according to the news release.

...COMMERCIAL REAL ESTATE TEAM ENDS 2013 WITH A LEASING BANG  - December was a busy month for commercial real estate team of Ron Frederick and Buddy Budiansky, CCIM with Realty Pros Commercial.

The team negotiated two new leases at Stonework Business Park located at 1725 S Nova Rd, South Daytona:

Bath Products Supply, LLC leased 2,000 sq ft at Unit N-5. The wholesale bathroom acrylic products company is relocating from Port Orange and will be opening a retail showroom at this location offering wholesale prices to the public. Ron and Buddy negotiated the lease for both tenant and property owner, RWF Properties, LLC.  


Also, Roof-It, Inc., a residential, commercial and industrial roofing service company, leased 1,000 sq ft at Unit B-8.

Ron and Buddy Represented the tenant and property owner, RWF Properties, LLC, in the transactions.

Buddy and Ron negotiated the leasing of 8,937 sq ft at 404-412 Seabreeze Blvd, Daytona Beach to Bombshell Fitness, LLC.  Owner, Shannon Dey, and her staff provides woman’s health and fitness programs and is the parent company of Team Bombshell, touted as the largest and most prestigious Professional Competitive Fitness Training Team in the world. Buddy and Ron Represented both the owner, Rofine, LLC, and the tenant in the negotiations. 

The team also leased 1,500 sq ft at 206 S. Beach Street, Daytona Beach to The Twisted Spine, LLC, owned by Chiropractic Physician Amy L. Wolf. The tenant was represented by Rob Keller with Coldwell Banker Commercial Coast Realty. Buddy and Ron represented the owner, MG Beach Street Investment Company. Also leased was 3,000 sq ft at 810 Fentress Ct., Unit 150, to Coastal Florida Police Benevolent Association. Ron and Buddy represented both the tenant and the property owner, A& W construction Services, Inc. The CFPBA will be relocating from their present location on Beville Rd.



...NORTH SOUTH IRRIGATION SUPPLY MOVING TO HOLLY HILL
The Commercial Real Estate team of Ron Frederick and Buddy Budiansky, CCIM with Realty Pros Commercial recently sold the property located at 530 Ridgewood Avenue, Holly Hill. The 3,000+ Sq Ft retail/showroom and three bay garage Sold for $285,000. Ron and Buddy represented the purchaser, Hiers Properties LLC. The property will be the new location for North South Supply. The regional irrigation supply company will be relocating their South Daytona branch to the Holly Hill site. The seller, Luddeni Family Trust, was represented by Twyla Lewis with Keller Williams Realty Florida Partners



...FORMER HOSTESS BUILDING SOLD

Commercial Real Estate team Ron Frederick and Buddy Budiansky, CCIM with Realty Pros Commercial, recently participated in the sale of the former Hostess building located at 370 S Nova Rd, Daytona Beach. The Team was commissioned by Hilco Real Estate, LLC to generate a quick sale price point for the property and act as a local liaison for their national bankruptcy auction consisting of approx. 400 former Hostess locations. The entire portfolio of properties was purchased by Hackman Capitol Partners from Los Angeles, California for $62.5 million.

OPEN
The commercial real estate team of Ron Frederick and Buddy Budiansky, CCIM with Realty Pros Commercial recently negotiated a five year lease at 405 Charles Street, Daytona Beach. Ron and Buddy represented both the Seller, 405 Charles LLC, and the Buyer, Jack Yager, in the leasing of the 5,600 sq ft warehouse space. Mr. Yager will be operating Daytona Auto Machine, machine shop, at this location. Mr. Jack Yager, was a long time business owner here in Daytona and has successfully had machine shops here previously. After a sabbatical, Mr., Yager has decided to return to this area. 



...FDOT Purchases South Daytona Property
Florida Department of Transportation recently purchased property on the corner of Ridgewood Avenue and Reed Canal Road. FDOT has future plans to widen the intersection and use the property for a turn lane. The property sold for $701,800, which is over the assessed value. Commercial Real Estate Broker/Associates Ron Frederick and Buddy Budiansky, CCIM negotiated the deal for both the Buyer and the Seller, David A & Carolyn J Tucker, in the sale of 2750 S. Ridgewood Avenue property. “Even though the road work isn’t scheduled to commence yet the FDOT was smart to purchase the property now,” Frederick said, “since the commercial real estate market is starting to heat up this was an oportune time while values are still so reasonable.”

...5.5 Acre Parcel Sold Near Destination Daytona
Buddy Budiansky, CCIM and Ron Frederick sold a 5.5 acre parcel last week located on North US1, just north of Harley Davidson, in Ormond Beach with 1,000 ft of frontage on US1. The property sold for $275,000.00 and was purchased by DS US1 Property LLC., Buddy and Ron represented the Buyer. The seller was Wells Fargo. “The Buyer indicated that they felt the commercial land market prices are still good and they may just land bank the property for the moment,” Buddy Budiansky said.

Ron Frederick and Buddy Budiansky, CCIM, Broker/Associates with Prudential Commercial Real Estate recently negotiated a five year lease for, 2,000 square feet of flex space at Stonework Business Park located at 1725 S Nova Rd. to American Leak Detection. Ron and Buddy represented the property owner in the negotiations.



...Local Commercial Real Estate Team is a Blur of Activity
Commercial Real Estate team of Ron Frederick and Buddy Budiansky, CCIM have experienced a dramatic increase in activity in 2013 over the previous year. They attribute the increase to the area’s commercial real estate market’s stabilization and the increase in consumer spending. 

Recently the duo negotiated the renewal of several leases, sold properties, and leased numerous commercial spaces. The most recent of which is the leasing of 8,000 sq ft flex space unit at Stonework Business Park, 1725 S Nova Road, Unit N-10-13, South Daytona to Drive for Success, Inc. Frederick and Budiansky brokered the three year lease between the tenant and the property owner, RWF Properties, LLC.

Ron and Buddy also recently leased a 1,000 sq ft flex space at Unit B-5 at Stonework Business Park to Mears Mortorsports. The team represented both the tenant and the property owner in the negotations.

Buddy and Ron recently sold the mixed use property located at 705 & 707 W International Speedway Blvd, Daytona Beach. The team represented both the Purchaser, Ron and Penny Tucholski, and the Seller, the Estate of Harmond Whiston Oates. The 4,675 sq ft two-story building sold for $95,000 and features two retail units on the first floor and an apartment on the second floor.  

Also, Ron and Buddy leased the 2nd floor office suite at 510 Oakridge Blvd, Daytona Beach to A McDermott Enterprises, Inc. The company relocated to Daytona Beach from it’s Port Orange location.

The Team also negotiated a three year lease for 3,716 sq ft at 823 N US Hwy 1, Units 1 & 2, Ormond Beach to Platinum Health, Fitness and Yoga. Buddy and Ron represented both the tenant and the property owner, Louis M. Vigliotti.  

Budiansky and Frederick also noted that property owners and potential purchasers and tenants are approaching transactions less adversarially than in the more down-turned market of the previous few years.



...WORKSMART MD SIGNS NEW FIVE YEAR LEASE
The Commercial Real Estate Team of Ron Frederick and Buddy Budiansky, CCIM with Realty Pros Commercial recently secured a Five Year Lease for Suite 148 at the Tomoka Commerce Center at 1410 LPGA Blvd, Daytona Beach. The team represented both the Seller, Tomoka Commerce Center LLC, and the Tenant, Meyer Industries, Inc. in the negotiations for the 7,650 Sq Ft Office Suite. Worksmart MD which has been located at the Cornerstone building for the previous 3 years, have been growing rapidly in the electronic medical billing industry and recently more than doubled their existing space.



...FORMER SEARS BUILDING SOLD

After years of sitting vacant the former Sears lawn and Garden building at 840 Bill France Blvd. recently sold for $630,000. Buddy Budiansky, CCIM, and Ron Frederick of Prudential Commercial Real Estate Fl. Represented the national company Airgas USA, LLC.Airgas who have been a fixture on North Nova Rd in Ormond beach for over 25 years. The former building was approx. 6,000 ft. and they will be moving into the new location of over 12,000 ft. on 2.22 acres located at the corner of Bill France and Clyde Morris Blvd. The seller was Warmack-Muskogee Limited Partnership, was represented by Paul Partyka with NIA Realvest.

 

 



...LOCAL COMMERCIAL REAL ESTATE TEAM RECENTLY SELL FOUR PROPERTIES AND LEASE ONE
The commercial real estate team of Ron Frederick and Buddy Budiansky has recently had a wealth of activity. 
 

 

Buddy and Ron represented the Sellers, Robert and Judith Taylor, in the sale of the 1,766 sq ft retail building located at 223 Magnolia Avenue, Daytona Beach known as the Silver Dollar Club to Thongrain and Kimberly Kamchan, owners of the popular downtown Daytona Beach Thai restaurant, Zen Bistro, currently located at 112 Bay Street. The Kamchans were represented by Ditha Sanders with City Realty Company.

This week they sold a 4,479 sq ft retail property located at 518 & 520 Seabreeze Blvd, Daytona Beach it sold for $177,500. Buddy and Ron, exclusive agents for the property, negotiated the deal for Sellers, Sandra and Patrick Kollar. The Buyer, Seabreeze Market, LLC, was represented by Ray Toutounchian of Daytona Beach Realty.

Also, this week Buddy and Ron brokered 2 land sales on the beachside. The first is located at 728 S Atlantic Avenue, Daytona Beach. The Team represented Sellers, John and Teri Sutton. The 7,500 sq ft property sold for $65,000. The Buyer, Funcoast Realty and Management, LLC, was represented by Owner, Jon Zolsky, who plans to construct an office building on the property.

The second beachside parcel was located at 700 S Atlantic Avenue, Daytona Beach and sold to The Ramesh Family Limited Partnership, a Delaware Limited Partnership. Buddy and Ron Represented the Sellers, John and Teri Sutton. The 22,110 sq ft property sold for $165,000. The Buyer was represented by Jon Zolsky with Funcoast Realty. This property is slated to house vacation rentals in the near future. The properties were purchased by the Suttons a few years ago as part of a 1031 tax free exchange. The Suttons plan to exercise another tax free exchange which defers capital gains as a person moves from one property to another.

Buddy and Ron also brokered a lease at Stonework Business Park located at 1725 S Nova Road, South Daytona. Unit C-5 at the Business Park was leased to tenants Mark Rice and Daniel Mounts. The Team represented both the property owner, RWF Properties, LLC, and the Tenants.



...Jimmy John’s is Expanding into Ormond Beach...
The Commercial Real Estate team of Ron Frederick and Buddy Budiansky, CCIM with Realty Pros Commercial recently sold the property located at the corner of Perrott Drive and Granada Blvd, Ormond Beach to Triebel Family Enterprises, Inc., local Jimmy John’s Gourmet Sandwiches franchisee.

This will be the forth store for owners Brent and Dawn Triebel, who together with their son, Cort, daughter, Brooke, and son-in-law, Jason, have been serving the “So Fast You’ll Freak” subs in the area since opening their first Jimmy John’s here in 2004.

The Triebels purchased the 1.05 acre for $255,000. They will be tearing down the current 1,000 sq ft building and replacing it with a 3,000 sq ft restaurant/retail building. The restaurant, slated to open in November, 2012, will feature a drive thru pick up window and delivery service.

Roy Akins with Adams Cameron & Co. represented the seller, LSM Holding LLC, operating as Cunningham Oil.

Ron Frederick and Buddy Budiansky, CCIM also represented Triebel Family Enterprises, Inc. in their purchase of the property located on the corner of Magnolia Avenue and S. Ridgewood Avenue in Downtown Daytona Beach in December of 2010. This was the previous location of Maryland Chicken, who vacated the property in 2008. Since their purchase the Triebels have completely renovated the property inside and out, including the installation of their first drive thru.

Jimmy John’s Gourmet Sandwich shop was founded in 1983 by a 19 year old entrepreneur with a handful of library cookbooks. The franchise now boasts over 1,200 locations according to their website http://jimmyjohns.com/.

...ATLANTIC ANIMAL HOSPITAL RELOCATING...
Buddy Budiansky, CCIM and Ron Frederick, commercial real estate associates with Realty Pros Commercial recently sold the property located at 3506 S Nova Road, Port Orange to Atlantic Veterinary Centers, LLC. The property, which is 5,200 sq. ft., was built in 2007.

 

 

The three unit retail property was listed at $515,000 and sold at full price. Previous tenants include Healthy Life Vitamin Shoppe, Zeno Office Solutions and Curves. Current Tenant, Brooke Taylor Hair Salon, relocated from the Countryside Shopping Center. Buddy and Ron represented the Seller, 3506 South Nova Road LLC, an Oregon limited liability company and Ditha Sanders with City Realty Company represented the Buyer, Atlantic Veterinary Centers, LLC. ...Area Furniture Store Renews Lease
At a time when many businesses are closing their doors the national discount furniture chain, American Freight, has signed a five year lease renewal at their 3350 Ridgewood Avenue, Port Orange location. Long time commercial real estate professionals Ron Frederick and Buddy Budiansky, CCIM with Prudential Real Estate FL represented both the tenant and the property owner, GBUZZ, LLC, in the 27,400 sq ft retail lease renewal. Buddy and Ron negotiated the original lease with the discount furniture chain at this location in May 2009. American Freight began in 1993 offering unclaimed freight, cancelled orders, closeouts, overruns, and special buyouts. Presently they have over 60 stores throughout the United States.

...The Former Williams Furniture is Now Sold
The Commercial Real Estate team of Buddy Budiansky CCIM, and Ron Frederick of Prudential Commercial Real Estate announce the sale of the former Williams Furniture building. The property closed December 7, 2011 and is now the new home to John’s Appliance City and Hudson’s Furniture. The 45,848 Sq. Ft. plaza hosts 4 other tenants, Allstate Insurance, Dr. Jeanette Westbury, Southeastern Volusia Advertising Authority and Fidelity Title. Buddy Budiansky CCIM, and Ron Frederick represented both the Buyers and the Sellers, Sand Capital IV LLC, an Indiana Limited Liability Company, in the sale. Buddy and Ron approached the buyers with the idea of sharing the property, and after a brief period of the two companies leasing the property they purchased it for $1,800,000.00.



...Retailers plan co-located stores in New Smyrna Beach

John Hinton of John's Appliance City plans to move his New Smyrna Beach store 1.4 miles west from its present location to the former Williams building where it will share space with a new Hudson's Furniture retail outlet. Hinton and Hudson's Furniture plan to initially lease the former Williams building for a month before purchasing it for $1.8 million from Arizona-based commercial property investment firm Sand Capital IV LLC.

Buddy Budiansky and Ron Frederick, Realtors with Daytona Beach's Prudential Commercial Real Estate, brought the two friends together and brokered their pending purchase of the former Williams building, representing both the seller and buyers in the transaction.

The commercial real estate team of Buddy Budiansky, CCIM and Ron Frederick PA recently leased a 2,100 sq. ft. fully equipped dental office located at 434 N. Halifax Ave., Unit 3, Daytona Beach. Buddy and Ron represented the property owner, GEA Seaside Investments Inc.

The tenant, Alan Shoopak, D.M.D. d/b/a Orthodontic Group P.A. Dr. Alan Shoopak has over 30 offices throughout Florida as Orthodontic Specialist of Florida. Orthodontic Group signed a 5 year lease on the property. Buddy Budiansky said that they should be up and running very shortly.

 

 



...HVAC Parts Supplier Opening
DAYTONA BEACH -- United Refrigeration Inc. has leased space in a warehouse/showroom building at 920 Jimmy Ann Drive, just north of Clyde Morris Boulevard.

 

 

The Philadelphia-based company sells and distributes refrigeration, air conditioning and heating parts and equipment. It serves mechanical contractors, supermarkets, business service mechanics and industries.

The company expects to hire three to five employees, according to Linda Ceschan, branch operations manager. An April 1 opening is anticipated.

The company was founded in 1947 and has 300 locations in the United States, Canada, United Kingdom and France. The Daytona Beach location has 10,000 square feet within a larger 25,000-square-foot building owned by JABP LLC of Ormond Beach.

Realtors Ron Frederick and Buddy Budiansky of Prudential Commercial Real Estate represented both parties in the lease. No financial details were released.

 
...Investor Buys Offices
Robert Baggett, a Jupiter real estate investor, has bought a 3,021-square-foot office building at 620 Dunlawton Ave. in Port Orange, according to Buddy Budiansky and Ron Frederick of Prudential Commercial Real Estate Florida, who represented the buyer.

Baggett paid $539,000 to William and Patricia Kelley for the property. Tenants are Port Orange Travel and Basic Educational Skills Tutor.

 

 

 



...NEW GOURMET SANDWICH SHOP COMING TO DOWNTOWN DAYTONA
The corner of Magnolia Avenue and S. Ridgewood Avenue in Daytona Beach has been quiet since Maryland Chicken vacated the property in 2008. According to Buddy Budiansky and Ron Frederick, commercial REALTORS with Realty Pros Commercial, this is about to change. The property was recently sold to the local Jimmy John’s Gourmet Sandwich franchisee. 
 

The purchaser, Triebel Family Foods, Inc., was represented by Buddy Budiansky and Ron Frederick during the lengthy negotiation and contract process of the 3,594 sq ft restaurant building. The selling price was $365,000.00.

Buddy Budiansky indicated that the restaurant will be totally renovated to Jimmy John’s Gourmet Sandwich specifications before the sandwich shop will be able to open for business. Along with their famous fast delivery service this location will feature a drive-thru window, a first for the franchise in the Daytona Beach area.

Jimmy John’s Gourmet Sandwich shop was founded in 1983 by a 19 year old entrepreneur with a handful of library cookbooks. The franchise now boasts over 1,000 locations according to their website http://jimmyjohns.com/.

...Harvest Time International, Inc. Leases l5,000 Ft. in Port Orange
The recently vacated retail space formerly leased by REC Warehouse has just been leased to the Sanford charity organization Harvest Time International, Inc. according to Ron Frederick of Realty Pros Commercial who, along with partner Buddy Budiansky, CCIM represented both the tenant and the property owner, GH LLC.

 

 

 

The leased unit located at 3350 S. Ridgewood Avenue, North, Port Orange has 15,000 sq ft of retail and warehouse space with an additional 5,000 sq ft screened and open outside space. After considerable negotiations Frederick and Budiansky were able to put together a favorable multi year lease agreement for both property owner and tenant.

Harvest Time International, Inc. is non-profit Christian charity organization providing hunger and disaster relief in the US and worldwide. They state their target population as children and families in need, low income or financially distressed families, elderly and disabled on low or fixed income, homeless or unemployed families, families who are struggling to meet their basic needs.

Harvest Time International is a 501(c)(3) charitable Non-Profit Organization meeting the needs of children and families worldwide. More than 20,000,000 people were served since 1991.

Local: Each day Harvest Time International assists over 500 families in Central Florida.

The charity organization will be opening their second Community Hope Center at the 3350 S. Ridgewood Avenue, Port Orange location. “The organization has indicated they intend to begin renovating the space in December and hopes to be operational by February,” states Ron Frederick.

Buddy and Ron also leased the south side of the former Scotty’s to American Freight in 2009.



…IRS To Move Into Global City Center
After more than two years the present owners of the former Consolidated Tomoka building, now the Global City Center, located at 149 South Ridgewood Avenue, Daytona Beach, Florida is nearly ready for their largest tenant to move in.

The 10 year lease was awarded through the lengthy award process negotiated by commercial real estate professionals Buddy Budiansky and Ron Frederick of Prudential Commercial Real Estate, FL.

First Bank Florida, the current building owner, has been working with the IRS on the tenant improvements, with a scheduled move-in date of December 1, 2010.

Built in 1985, the building covers approx. 1.48 acres in the heart of downtown Daytona Beach. The building was badly damaged in the 2004 hurricanes. The property then received interior and exterior repairs and renovations including a new lavish inside and outside façade, a three story atrium entry, marble tile flooring, granite trim, ornamental pools, tiered waterfalls and fountains to reestablish the building’s Class A status.

...Seabreeze Blvd. Corner Property Sells
Daytona Beach – A four unit retail strip located at 236-244 Seabreeze Blvd., on the corner of Seabreeze Blvd. and N. Peninsula Drive, was part of a multi-parcel sale which included the vacant lot behind the property and a vacant parcel of land on the North side of Seabreeze Blvd. The properties closed on May 5, 2010. These properties were part of the Herbert S. Sussman Trust Estate. There are two remaining Sussman Trust Estate properties located at 305 & 313 Seabreeze Blvd. and are currently on the commercial real estate market.

The Commercial Real Estate Sales Team of Buddy Budiansky, CCIM and Ron Frederick, PA with Realty Pros Commercial recently facilitated the sale of a 16,000 square foot Industrial Warehouse property located at 1121 State Avenue, Holly Hill. The selling price was $300,000 or $18.75 per Sq. Ft.. The seller was H 2 Realty Associates, LLC of Coral Gables; FL. Previously the property had housed a commercial laundry company and then Coastline Air Conditioners who were tenants of H2 for nearly 25 years, Coastline moved out earlier to a larger facility on Bill France Blvd. where Ron and Buddy also represented the Landlord there. The purchaser, Bruce Greenbaum, of Discount Carpet, plans to consolidate his warehousing and carpet recycling to this building. When asked about the selling price, Ron responded “prices are definitely reflecting the economy”, there are going to be some good buys on the market.

BUILDING HISTORY

In 2004 the hurricanes caused hundreds of thousands of dollars in damages to the building. After the hurricanes the previous owner, Sugarland Business Center LLC, contracted Buddy and Ron to sell the property ‘as is’.
