...Another Award For the Commercial Real Estate Dynamic Duo

Prudential Real Estate recently congratulated the commercial real estate Broker/Associate team of Buddy Budiansky, CCIM and Ron Frederick, PA on their award-winning performance in 2009. The duo will be recognized for their outstanding achievements at the 2010 Prudential Real Estate Sales Convention held March 7-9, 2010 at the Austin Convention Center in Austin, Texas.

 

 

...Buddy and Ron Recently Leased Flex Spaces in South Daytona

Buddy Budiansky, CCIM and Ron Frederick, PA of Prudential Commercial Real Estate FL recently negotiated the leasing of three units at the popular mini business park, Stoneworks, located at 1725 S. Nova Road, South Daytona for property owner RWF Properties, LLC. 

 

Unit N-1, a 3,000 sq ft flex warehouse space, has been leased to Groupware International, Inc., a broadband installation and servicing company for residential and commercial uses.  

 

Unit N-5, a 2,000 sq ft flex warehouse space, has been leased as warehouse storage space to a wholesale clothing company.

 

Unit B-10, a 1,000 sq ft flex warehouse space, has been leased to Premium Motors of Florida, LLC, an off site auto sales company.

 

 

 

...1,350 Sq Ft Ormond Beach Flex Warehouse Space Leased

Unit Unit 20 in Building 2 of Ormond Beach Business Park located at 873 Hull Road, Ormond Beach, FL was recently leased to TM Tractor Parts, LLC, an online tractor parts sales company. Buddy Budiansky, CCIM and Ron Frederick, PA with Prudential Commercial Real Estate FL facilitated the leasing of the property for owner Hull Road LLC.

 

 

 

...Just Leased Port Orange Retail Space
A 27,400 sq. ft. retail/warehouse space at 3350 Ridgewood Avenue in Port Orange has been leased by the Commercial Real Estate team of Ron Frederick and Buddy Budiansky of Prudential Commercial Real Estate FL. Property owner GH,LLC has leased the space to American Freight Furniture, an unclaimed freight furniture retailer with 38 outlet locations in eastern United States. Formerly a Scotty’s and renovated to retrofit a previous tenant and Recreation Warehouse, the space has been vacant for nearly a year. Ron and Buddy represented both the Landlord and the Tenant in the negotiations.

 

...Just Sold Holly Hill Industrial Building
The Commercial Real Estate Sales Team of Buddy Budiansky, CCIM and Ron Frederick, PA with Prudential Commercial Real Estate FL recently facilitated the sale of a 16,000 square foot Industrial Warehouse property located at 1121 State Avenue, Holly Hill. The selling price was $300,000 or $18.75 per Sq. Ft.. The seller was H 2 Realty Associates, LLC of Coral Gables; FL. Previously the property had housed a commercial laundry company and then Coastline Air Conditioners who were tenants of H2 for nearly 25 years, Coastline moved out earlier to a larger facility on Bill France Blvd. where Ron and Buddy also represented the Landlord there. The purchaser, Bruce Greenbaum, of Discount Carpet, plans to consolidate his warehousing and carpet recycling to this building. When asked about the selling price, Ron responded “prices are definitely reflecting the economy”, there are going to be some good buys on the market.

...Just Leased - 30,000 Sq. Ft. Industrial Property

The professional Commercial Real Estate team of Buddy Budiansky and Ron Frederick with Prudential Commercial Real Estate FL D.B. recently leased 30,000 sq. ft. of industrial space at 831 Bill France Blvd., Daytona Beach. The team negotiated a nine year lease between American Tire Distributors, Inc., the sub-lessors of the space, and the new tenants, Baker Distributing Company, LLC dba Coastline Distributors, heating, air conditioning and refrigeration products. Additional brokers involved in the deal were Jackson-Cooksey of Texas and the Allen Morris Company of Jacksonville.

Coastline Distributors is a subsidiary of Watsco, Inc. located in Coconut Grove, Florida. Watsco, Inc. operates from 422 locations in 34 states and Puerto Rico, and serves over 40,000 contractor customers. Other Watsco, Inc. subsidiaries include Gemaire Distributors, Prime Supply, Atlantic Service and Supply, and Tradewinds Distributing Company.

 

…Second Quarter 2008 Awards

Ron Frederick, PA and Buddy Budiansky, CCIM were recently recognized and presented with an award for their achievement of 1st Place for the Second Quarter of 2008 for Prudential Commercial Real Estate FL D.B. at the company's quarterly meeting.

 

Prudential CRES Commercial National has officially announced the winners of the second quarter 2008 awards. Buddy Budiansky, CCIM and Ron Frederick, PA have been named among the Top Sales Professionals in Florida ranking 3rd in the state. They received Sales Professional Awards for their achievement.

 

 

 

…Buddy and Ron Closed 10 Year Government Lease

The award winning team of Buddy Budiansky, CCIM, Broker Associate and Ron Frederick, PA, Broker Associate placed the IRS and SBA into approx. 7,500 rentable square feet of professional office space with a 10 year lease in the newly renovated Global City Center building, downtown Daytona Beach.  The Lease Transaction amount to IRS and SBA for the 10 year lease term is $2,012,200.

 

This lavishly renovated Class A building has 1,370 – 7,710 rentable square feet remaining for lease at $21.50 modified gross and is exclusively represented by Buddy Budiansky, CCIM and Ron Frederick, PA.

 

Ron and Buddy have over 25 combined year of experience in commercial real estate and specialize in office and industrial properties in the Daytona Beach area. The successful duo consistently achieves regional and national sales awards.

BUILDING HISTORY
The Global City Center consists of one seven-story, multi tenanted commercial building. The building was constructed in 1985 and is situated on approximately 1.48 acres with a total rentable square footage of 48,664.

In 2004 the hurricanes caused hundreds of thousands of dollars in damages to the building. After the hurricanes the previous owner, Sugarland Business Center LLC, contracted Buddy and Ron to sell the property ‘as is’. The team negotiated the sale of the property to the present owner in November, 2004 for $3,100,000.

In addition to repairing the extensive damage from the hurricanes, the building exterior and interior common areas have undergone dramatic upscale renovations establishing the Class A building status. The front grounds feature a clock tower, an ornamental pool with fountains, and chiseled edge stone stairs and walkway sided by tiered waterfalls, pools, and fountains. The new impressive three story atrium entry features marble tile flooring, granite trim, and lots of glass.
