...Daytona Beach Automotive Property Sold in 60 Days The Commercial Real Estate Team of Ron Frederick and Buddy Budiansky, CCIM with Prudential Commercial Real Estate FL just sold the property located at 388 N Nova Road in Daytona Beach in 60 days. The 4,624 sq ft, four bay automotive property was owned by Mast Properties LLC and sold for $330,000. Ron and Buddy represented both the Seller and the Buyers, Isreal Niedzwiski and Casey Kilian, in the transaction.
...The Daytona Beach Area Association of Realtors Honors One of Their Own John Leitschuh, President of the Daytona Beach Area Association of REALTORS, presented long time (founding?) member and 2011 Commercial Investment Division Chairman, Buddy Budiansky, CCIM, with the President’s Award at Wednesday’s meeting. This first ever award was given to Buddy for Outstanding Service as 2011 Chairman. The Commercial Investment Division is the local REALTORS’ commercial real estate committee. Members meet weekly throughout the year to discuss the current commercial real estate market. The group also invites businesses to speak at their weekly meeting, keeping them updated on subjects that relate to commercial property and business ownership. ...The Former Williams Furniture is Now Sold The Commercial Real Estate team of Buddy Budiansky CCIM, and Ron Frederick of Prudential Commercial Real Estate announce the sale of the former Williams Furniture building. The property closed December 7, 2011 and is now the new home to John’s Appliance City and Hudson’s Furniture. The 45,848 Sq. Ft. plaza hosts 4 other tenants, Allstate Insurance, Dr. Jeanette Westbury, Southeastern Volusia Advertising Authority and Fidelity Title. Buddy Budiansky CCIM, and Ron Frederick represented both the Buyers and the Sellers, Sand Capital IV LLC, an Indiana Limited Liability Company, in the sale. Buddy and Ron approached the buyers with the idea of sharing the property, and after a brief period of the two companies leasing the property they purchased it for $1,800,000.00.
...Retailers plan co-located stores in New Smyrna Beach John Hinton of John's Appliance City plans to move his New Smyrna Beach store 1.4 miles west from its present location to the former Williams building where it will share space with a new Hudson's Furniture retail outlet. Hinton and Hudson's Furniture plan to initially lease the former Williams building for a month before purchasing it for $1.8 million from Arizona-based commercial property investment firm Sand Capital IV LLC.

...Local Dental Office Leased The commercial real estate team of Buddy Budiansky, CCIM and Ron Frederick PA recently leased a 2,100 sq. ft. fully equipped dental office located at 434 N. Halifax Ave., Unit 3, Daytona Beach. Buddy and Ron represented the property owner, GEA Seaside Investments Inc.
The tenant, Alan Shoopak, D.M.D. d/b/a Orthodontic Group P.A. Dr. Alan Shoopak has over 30 offices throughout Florida as Orthodontic Specialist of Florida. Orthodontic Group signed a 5 year lease on the property. Buddy Budiansky said that they should be up and running very shortly.
...HVAC Parts Supplier Opening DAYTONA BEACH -- United Refrigeration Inc. has leased space in a warehouse/showroom building at 920 Jimmy Ann Drive, just north of Clyde Morris Boulevard.
The Philadelphia-based company sells and distributes refrigeration, air conditioning and heating parts and equipment. It serves mechanical contractors, supermarkets, business service mechanics and industries.
The company expects to hire three to five employees, according to Linda Ceschan, branch operations manager. An April 1 opening is anticipated.
The company was founded in 1947 and has 300 locations in the United States, Canada, United Kingdom and France. The Daytona Beach location has 10,000 square feet within a larger 25,000-square-foot building owned by JABP LLC of Ormond Beach.
Realtors Ron Frederick and Buddy Budiansky of Prudential Commercial Real Estate represented both parties in the lease. No financial details were released.
...Investor Buys Offices Robert Baggett, a Jupiter real estate investor, has bought a 3,021-square-foot office building at 620 Dunlawton Ave. in Port Orange, according to Buddy Budiansky and Ron Frederick of Prudential Commercial Real Estate Florida, who represented the buyer.
Baggett paid $539,000 to William and Patricia Kelley for the property. Tenants are Port Orange Travel and Basic Educational Skills Tutor.
...NEW GOURMET SANDWICH SHOP COMING TO DOWNTOWN DAYTONA The corner of Magnolia Avenue and S. Ridgewood Avenue in Daytona Beach has been quiet since Maryland Chicken vacated the property in 2008. According to Buddy Budiansky and Ron Frederick, commercial REALTORS with Prudential Commercial Real Estate FL, this is about to change. The property was recently sold to the local Jimmy John’s Gourmet Sandwich franchisee.
The purchaser, Triebel Family Foods, Inc., was represented by Buddy Budiansky and Ron Frederick during the lengthy negotiation and contract process of the 3,594 sq ft restaurant building. The selling price was $365,000.00.
Buddy Budiansky indicated that the restaurant will be totally renovated to Jimmy John’s Gourmet Sandwich specifications before the sandwich shop will be able to open for business. Along with their famous fast delivery service this location will feature a drive-thru window, a first for the franchise in the Daytona Beach area.
Jimmy John’s Gourmet Sandwich shop was founded in 1983 by a 19 year old entrepreneur with a handful of library cookbooks. The franchise now boasts over 1,000 locations according to their website http://jimmyjohns.com.

...Harvest Time International, Inc. Leases l5,000 Ft. in Port Orange The recently vacated retail space formerly leased by REC Warehouse has just been leased to the Sanford charity organization Harvest Time International, Inc. according to Ron Frederick of Prudential Commercial Real Estate FL who, along with partner Buddy Budiansky, CCIM represented both the tenant and the property owner, GH LLC.
The leased unit located at 3350 S. Ridgewood Avenue, North, Port Orange has 15,000 sq ft of retail and warehouse space with an additional 5,000 sq ft screened and open outside space. After considerable negotiations Frederick and Budiansky were able to put together a favorable multi year lease agreement for both property owner and tenant.
Harvest Time International, Inc. is non-profit Christian charity organization providing hunger and disaster relief in the US and worldwide. They state their target population as children and families in need, low income or financially distressed families, elderly and disabled on low or fixed income, homeless or unemployed families, families who are struggling to meet their basic needs.

“The organization has indicated they intend to begin renovating the space in December and hopes to be operational by February,” states Ron Frederick.

…IRS To Move Into Global City Center After more than two years the present owners of the former Consolidated Tomoka building, now the Global City Center, located at 149 South Ridgewood Avenue, Daytona Beach, Florida is nearly ready for their largest tenant to move in.
The 10 year lease was awarded through the lengthy award process negotiated by commercial real estate professionals Buddy Budiansky and Ron Frederick of Prudential Commercial Real Estate, FL.
First Bank Florida, the current building owner, has been working with the IRS on the tenant improvements, with a scheduled move-in date of December 1, 2010.
Built in 1985, the building covers approx. 1.48 acres in the heart of downtown Daytona Beach. The building was badly damaged in the 2004 hurricanes. The property then received interior and exterior repairs and renovations including a new lavish inside and outside façade, a three story atrium entry, marble tile flooring, granite trim, ornamental pools, tiered waterfalls and fountains to reestablish the building’s Class A status.
Additional upgrades are currently in progress including a modernization of the elevators, installation of a new emergency generator, a new common area fire alarm panel is also getting installed, and a new telephone entry system.

...Seabreeze Blvd. Corner Property Sells Daytona Beach – A four unit retail strip located at 236-244 Seabreeze Blvd., on the corner of Seabreeze Blvd. and N. Peninsula Drive, was part of a multi-parcel sale which included the vacant lot behind the property and a vacant parcel of land on the North side of Seabreeze Blvd. The properties closed on May 5, 2010. These properties were part of the Herbert S. Sussman Trust Estate. There are two remaining Sussman Trust Estate properties located at 305 & 313 Seabreeze Blvd. and are currently on the commercial real estate market.

The selling price was $300,000 or $18.75 per Sq. Ft.. The seller was H 2 Realty Associates, LLC of Coral Gables; FL. Previously the property had housed a commercial laundry company and then Coastline Air Conditioners who were tenants of H2 for nearly 25 years, Coastline moved out earlier to a larger facility on Bill France Blvd. where Ron and Buddy also represented the Landlord there. The purchaser, Bruce Greenbaum, of Discount Carpet, plans to consolidate his warehousing and carpet recycling to this building. When asked about the selling price, Ron responded “prices are definitely reflecting the economy”, there are going to be some good buys on the market.
